Dublin City Council Precinct Improvements, Alfie Byrne House/Hill Street Flats Complex and Avondale House.

Councillor Lucy McRoberts, on behalf of Lord Mayor Oisín Quinn, will officially unveil a plaque to the residents of Alfie Byrne House and Avondale House, Dublin 1 to celebrate the recent refurbishment works in both complexes. The ceremony will take place on Thursday 3rd October at Alfie Byrne House and Avondale House at 2pm and 3pm respectively.  The design of both schemes resulted from a detailed consultation programme with the residents from each complex.  The City Council completed significant improvement works in both complexes on time. Works in Avondale House began in June 2012 and were completed in June 2013, while works in Alfie Byrne House/Hill Street flats complex began in March 2012 and were completed in January 2013.  The successful completion of the works was due to the co-operation between the residents, City Council project teams, contractors and staff at the local area office.

Dick Brady, Assistant City Manager, Central Area spoke of the project, “We are delighted with the works that have been carried out in both Alfie Byrne House and Avondale House.  The contractors did a fantastic job and made considerable improvements to both complexes.  I would personally like to commend the residents in both complexes on the trust and patience they have shown to all involved to see the process through a successful conclusion.

Alfie Byrne House/Hill Street Flats

Situated in Hill Street Dublin 1, the complex consists of 60 dwellings of 1, 2 and 3 bed units. The complex was constructed in 1958 (Alfie Byrne House) and 1965 (Hill Street). The complex is comprised of two blocks linked to form an "L"-shape block. The buildings have a flat roof which was replaced in 2002.

The precinct improvement project includes the following: 

  • Separation of car circulation and parking from other activities within the courtyard (new paved car park).
  • New perimeter wall and vehicle/pedestrian access gates installed.
  • New pedestrian access to Grenville Street installed.
  • Specially designated children's area: new playground installed.
  • New football/basketball pitch constructed.
  • External, public and stairwell lighting upgraded.
  • Landscaping in the garden area upgraded.
  • Drainage and water supply upgraded.
  • Telecoms, TV/internet and electrical supply upgraded.
  • Brick work refurbished and cleaned.
  • Concrete repairs to the balcony walkways.
  • Metalwork on the external stairs, balcony walkways and perimeter fence upgraded.
  • Flooring on stairwells upgraded.
  • New CCTV system installed.
  • New privatised front gardens installed on the ground floor units.
  • Complex painted.

Avondale House

Situated off North Cumberland Street, Dublin 1, the complex consists of 66 dwellings of 1 bed and 2 bed units. The complex was built in 1936. The complex is laid out in a "U"-shaped format of 3 separate blocks. All buildings have tiled pitch roofs.

The precinct improvement project includes the following:

  • Separation of car circulation and parking in the courtyard areas. A new car park was constructed in the front of the complex.
  • Courtyards had new paving installed and were pedestrianised allowing for a more user-friendly area for recreation
  • Existing children's play area upgraded.
  • New landscaping and trees installed throughout the complex.
  • Services upgraded: drainage and water supply.
  • New access control doors with intercom connectivity installed on each block.
  • Extra insulation installed in the roofs to increase heat retention.
  • External, public and stairwell lighting upgraded.
  • Complex painted.
  • New CCTV system installed.
  • Balcony walls and perimeter walls refurbished.
  • External railings upgraded and new vehicle and pedestrian gates installed.
  • New privatised front gardens installed on the ground floor units.
