First Occupants Move Into Oscar Traynor Woods, Dublin 17

Lord Mayor of Dublin, Councillor Ray McAdam and Minister for Housing, Local Government and Heritage, James Browne TD, today officially launched the opening of the first cost rental and social homes at Oscar Traynor Woods, Dublin 17. 

The Oscar Traynor Woods project is a landmark new development by Dublin City Council delivering 850 A-rated new homes in partnership with Glenveagh and Clúid, which comprises a mixed tenure development of affordable purchase, cost rental and social homes.

The site is located in Coolock, Dublin 17 and is being delivered in phases. It will include new parks, community spaces, a multi-use games area and a number of retail and commercial spaces – all designed to build a sense of community, promote residents’ well-being, and encourage a genuinely sustainable way of life.

The first cost rental and social homes in the Coyne Woods area of the scheme officially opened today, with the first residents having received the keys to their new homes a couple of weeks ago. Overall, Coyne Woods comprises 64 new homes which includes 24 social, 24 cost rental and 16 affordable purchase homes. The make-up of these 64 homes consists of 2 studio apartments, 12 two-bed houses, 42 three-bed houses, 4 four-bed houses and 4 one-bed triplex homes. 

Cost Rental Scheme

The 56 homes in Phase 1 are currently being allocated to successful applicants via a lottery system. The first Cost Rental residents have already begun moving into their new two- and three-bedroom houses, with more due to get their keys over the coming weeks. More phases of Cost Rental homes will open for applications throughout 2026.

Affordable Purchase Scheme

The first purchasers of the affordable purchase homes are expected to move into their new homes in the coming weeks. Furthermore, Dublin City Council is happy to announce that they are currently accepting applications for the next phase of 57 affordable purchase homes at Oscar Traynor Woods, which are due for delivery later in 2026. This release comprises 16 one-bedroom maisonettes, 9 two-bedroom maisonettes, 9 two-bedroom duplexes, 9 three-bedroom duplexes, 2 two-bedroom houses and 12 three-bedroom houses.

Through the Affordable Purchase Scheme, Dublin City Council helps eligible households bridge the gap between their mortgage/deposit and the market value of a home, in return for a percentage equity share. These Oscar Traynor Woods homes will be offered at an average 24% discount to open market value.

The price successful applicants will pay will depend on how much they (and, if relevant, their spouse/partner) earn.  

  • One-bedroom maisonettes will cost between €254k and €308k. The salary range (single or combined) is €57k to €69k;
  • Two-bedroom maisonettes & duplexes will cost between €312k and €403k. The salary range (single or combined) is €70k to €91k;
  • Three-bedroom duplexes will cost between €352k and €427k. The salary range (single or combined) is €79k to €96k;
  • Two-bedroom houses will cost between €325k and €427k. The salary range (single or combined) is €73k to €96k;
  • Three-bedroom houses will cost between €357k and €475k. The salary range (single or combined) is €80k to €106k.

Households on lower incomes, who have additional savings, may also be eligible to apply.
