Lord Mayor of Dublin and Minister for Housing Launch First New Homes at Montpelier, Dublin 7

The Lord Mayor of Dublin, Councillor Ray McAdam, and the Minister for Housing, Local Government and Heritage, James Browne TD, today officially marked the opening of the first new homes at Montpelier, Dublin 7; a landmark regeneration project being delivered by Dublin City Council in partnership with Bartra, Tuath Housing and Sisk.

Montpelier is one of the most significant housing regeneration projects currently underway in the capital and will deliver 1,046 A-rated new homes, alongside high-quality public realm and community infrastructure. The development represents a major collaboration between the public, private and voluntary sectors, with Bartra playing a central role in the design, delivery and long-term vision of the scheme.

Located just 3km from O’Connell Street, the Montpelier development is being delivered in phases and will include new parks, community spaces, retail units, a crèche, a pharmacy and a GP practice; creating a sustainable, mixed-tenure neighbourhood designed to support strong, inclusive communities.

The first apartments officially opened today comprise 74 new homes, including 44 one-bed, 23 two-bed and 7 three-bed apartments. Of these, 66 homes have been made available to eligible purchasers through the Local Authority Affordable Purchase Scheme, managed by Dublin City Council. The remaining 8 homes in Block 2 will be made available as social homes for people on Dublin City Council’s housing waiting list. 

Some of the new residents attended today’s launch, marking a major milestone in the regeneration of the former O’Devaney Gardens site and the creation of a vibrant new community in Dublin 7.

The Local Authority Affordable Purchase Scheme supports eligible buyers by bridging the gap between the market price of a home and the level of mortgage and personal funds available to them.

Speaking at the event, Lord Mayor of Dublin, Councillor Ray McAdam, said, “The opening of Montpelier Phase 1 is a proud moment for Dublin 7 and for everyone who stayed with the long journey to regenerate the former O’Devaney Gardens lands. These new homes show what’s possible when we work together with ambition, pace and a clear focus on quality, because housing is never abstract for the people waiting on a front door key.”

And as we launch this phase, Dublin City Council is calling on landowners and developers to partner with us to unlock more sites and deliver the same kind of mixed-tenure, well-designed communities at scale across our city.”

Minister for Housing, Local Government and Heritage, James Browne TD, said, “This is an essential development for Dublin city. The Department of Housing have worked hand-in-glove with the team at Dublin City Council and partners to ensure that affordable and social homes are delivered alongside essential amenities. These first 74 homes are part of a much larger plan that will transform this area into a vibrant, sustainable community. I want to see far more of it.”
