Planning approval granted for regeneration of Cromcastle Court & Old Coalyard, D5

Dublin City Council is pleased to announce that the proposed redevelopment of Cromcastle Court and the Old Coalyard site in Coolock, Dublin 5, has received planning approval under the Part 8 planning process, marking a major milestone in the delivery of high-quality, sustainable homes for the community.
This is the first phase of the regeneration of the existing Cromcastle Court housing estate, and it will deliver 118 new homes alongside an additional 34 homes on the adjacent Old Coalyard site.
The new homes will consist of a mix of one, two and three homes across seven housing blocks ranging from four to six storeys. Included in the plans are 34 homes specifically designed for Older Persons. The approved plans also include a community space, internal courtyards and landscaped open spaces which will greatly enhance the local area.
The Lord Mayor of Dublin Cllr Ray McAdam said, “I warmly welcome the granting of Part 8 approval for the first phase of the regeneration of Cromcastle Court and the Old Court Yard. This marks a decisive step forward in delivering 152 A rated, high quality social homes that will make a real difference to people’s lives.
This development is not simply about new buildings. It is about strengthening communities and creating a place where individuals, couples, families and older residents can put down roots with confidence. The thoughtful mix of one, two and three bedroom homes ensures that people at different stages of life can find a secure and sustainable home in their own neighbourhood.
At a time when housing delivery must be our absolute priority, this project represents meaningful progress in increasing supply, raising standards and enhancing the wider area for existing and future residents alike.”
The demolition of the existing three vacant blocks is due to commence shortly ahead of a tender process for the appointment of a contactor to deliver the new homes.
Cllr Deirdre Heney, Chair of the Council’s Strategic Policy Committee on Housing and Social Inclusion said, “I am really pleased that the regeneration of Cromcastle Court and the Old Coalyard site has received Part 8 planning approval. This much‑needed project will deliver 152 new homes in Coolock, and I look forward to the commencement of construction works. The inclusion of 34 dedicated homes for Older Persons is particularly welcome and reflects Dublin City Council’s ongoing commitment to creating inclusive, sustainable, and well‑supported neighbourhoods.”
This regeneration project is Phase 1 of the Council’s broader regeneration plans for Cromcastle Court. The delivery of the new 152 homes for Phase 1 is expected in 2029. The Council will now be moving ahead with the appointment of an integrated design team for Phase 2 of the regeneration plans for Cromcastle Court.
