Montpelier

Montpelier is a brownfield site being developed by Dublin City Council (DCC). Designated as a Strategic Development and Regeneration Area (SDRA) under the Dublin City Development Plan 2022-2028, the site is located in the DCC Central administrative area. The new development will be situated on the former O’Devaney Gardens Estate between Infirmary Road and the residential area of Stoneybatter. 

Bartra ODG Ltd. have been appointed as the main contractor on this new development which aims to deliver 1044 homes. In line with the Housing for All Plan one of the key aims of the project is to deliver a cost-efficient scheme while maintaining quality and increasing the supply of affordable homes.

Works commenced onsite in February 2023, and the development will be delivered over two phases. The first phase of the development will be completed in June 2026 and will comprise of 379 A-rated social, affordable and cost rental homes. The social and affordable homes will be administered by Dublin City Council, and the cost rental homes will be managed by Tuath Housing. 

As well as providing good quality, A-rated homes, the Montpelier development has been designed to foster a sense of community. Dedicated cultural and community spaces have been included in the design. These aim to promote social and cultural vibrancy through local engagement and shared experiences. A range of community facilities such as two new public parks, a café, a creche and space for local shops will further enhance resident wellness and provide a sustainable lifestyle.

Montpelier is ideally located and prioritises people over cars. Residents will be within 3km of O’Connell Street giving them access to a wide range of cultural and commercial outlets within the city centre. Further to this, the development is also adjacent to a range of local and national transport links with Heuston train station, the Luas and a range of bus networks all within walking distance.
