Start: A notice is published in a newspaper and a site notice is erected.

The timescale involved in obtaining planning permission depends on the validity of the application and whether the local authority decision is appealed. There is a time limit of eight weeks from the date a valid application is lodged to a decision being issued by the planning authority.

The planning authority may issue a decision on the application (grant or refuse permission) or they may request further information. If the planning authority request further information, they have four weeks from the day the further information is received to make a decision on the application.

Any appeal must be submitted to An Bord Pleanála within four weeks of the local authority decision.

Notice published in newspaper and site notice erected.

2.Receipt of application

Two weeks

Application must be lodged within two weeks of publication of newspaper notice.

3.Submissions/observations

Five weeks

Submissions/observations can be submitted within the first five weeks of receipt of application.

4.Notice of decision

Eight weeks

Planning authority issue notice of their decision on the application within eight weeks of receipt of application. (Alternatively, they may request further information.)

5.Appeal

Four weeks

A decision may be appealed to An Bord Pleanala within 28 days of a decision.

6.Final grant

Four weeks

If the decision is not appealed to An Bord Pleanala, then the planning authority will issue a final grant of permission.
