Dublin City Council Opens 56 New Award Winning Homes

Dublin City Council is proud to open Montpelier Avenue and Montpelier Close an award winning housing scheme of 56 new-build homes designed and delivered by Dublin City Council.
The new houses are Phase 1A of the redevelopment of O’Devaney Gardens.
Minister for Housing, Local Government and Heritage, Darragh O’Brien TD and Chief Executive, Dublin City Council, Richard Shakespeare today officially opened the new housing development.
Lord Mayor of Dublin Daithí de Róiste said, “I am delighted to see the official launch of the beautiful homes in Montpelier and to see the first phase of the regeneration of what was the former O’Devaney Gardens. The mix of home types support the new community being established here and I wish all residents’ happy and healthy times in their new home.”
Minister for Housing, Local Government and Heritage Darragh O'Brien said, “High-quality, well-located homes transform lives – providing security, stability and quality of life for families and individuals. Under Housing for All we are now building those homes on a scale not seen for many years. The work of our Local Authorities will be key to sustaining and building on that momentum, and I’d like to thank Dublin City Council for their work in delivering these new homes here with the support of my Department.”
Speaking at the opening Richard Shakespeare, Chief Executive, Dublin City Council said, “Today is a great day for housing delivery in Dublin City Council. The 56 new homes in Montpelier Avenue and Montpelier Close marks the beginning of new life and breath into the former estate and today we mark its next chapter in providing quality homes that are designed to meet the highest standards and that will cater for individual and family types.
The development recently won the 'Living-Housing' category award at RIAI Awards 2023 for its contribution to high quality housing design. The homes types which consist of 22 houses, 14 duplex and 20 apartments are a varied mix of homes consisting of one, two and three bedrooms that cater to differing living requirements which supports a rich and sustainable community.
The housing scheme was completed in December 2022 and the new residents began moving in to their new homes in early 2023.
The site of the new development is part of the former O’Devaney Gardens flat complex which comprised of 12 four-storey blocks and were once home to over 1,000 people... A new masterplan in 2010 set out a redevelopment vision for the site.
The layout of the homes in Montpelier Avenue and Montpelier Close are intended to improve the connectivity with surrounding neighbourhoods, amenities and public transport hubs. The design of the buildings has created a varied streetscape with a rich mix of dwelling types providing high quality housing, people friendly spaces and a walkable neighbourhood.
The scheme achieves Near Zero Energy Consumption (NZEB) status. All dwellings achieve a Building Energy Rating of A2 with annual operational energy requirements averaging 8kg of C02 emissions per m2. On-site biodiversity has also been carefully considered through the planting specified. In addition, consideration was given to the preservation and encouragement of local and seasonal fauna through the incorporation of swift and bat ‘boxes’ into the fabric of the dwellings.
This regeneration project has been funded by the Department of Housing, Local Government and Heritage.

Frank d’Arcy, Assistant Chief Executive, Dublin City Council, Housing & Community Services Department noted, “I am delighted to see the new community that has been created here in Phase 1A as they look forward to their first Christmas in their new homes. It is a proud day for everyone involved in creating and delivering this first phase of regeneration of the former O’Devaney Gardens complex.”
In addition to the Montpelier Avenue and Montpelier Close development, Dublin City Council hosted two sod-turning ceremonies today, which signalled the commencement of construction for over 840 homes at Oscar Traynor Woods and the next phase of construction for 1,044 homes at O'Devaney Gardens.
