Belmayne and Belcamp Lane Masterplan

The Belmayne and Belcamp Lane Masterplan guides the delivery of a new urban village and residential area at the Malahide Road junction in Dublin 13 and 17.

Dublin City Council plans to develop 24 hectares of mostly council-owned land at Belmayne and Belcamp Lane. This project will deliver a new town centre and residential area around the Malahide Road junction (R139 and R107). The new town centre will be in a key location with excellent access to public transport.

The development will: 

  • Provide much-needed housing to support the growing areas of Belmayne and Clongriffin in Dublin 13.
  • Create a central hub for public transport, civic, cultural and community activity.
  • Deliver new health, state and community facilities alongside investment in schools.
  • Complement the existing district centre at Clarehall Shopping Centre and Northern Cross.
  • Build a strong and clear urban layout with key links that fully integrate the area into the rest of the city.
  • Complete an attractive town centre with a range of key local services.
  • Create new public parks and spaces.

How This Plan Was Developed

The Clongriffin and Belmayne Local Area Plan 2012, which expired in 2022, set out the development framework and objectives for this project. This plan created an integrated Masterplan for the lands.

The Masterplan provided below acts as guidance and has no specific expiry date. It supports the Dublin City Development Plan 2022-2028, which identifies Clongriffin, Belmayne and the surrounding area as a Strategic Development Regeneration Area.
